SEGRO has secured DB Regio and DB Fernverkehr, subsidiaries of Deutsche Bahn, as tenants for two units totaling 2,700 square meters of leasable space in its SEGRO CityPark Frankfurt business park.
This means that, of the 20,600 square meters currently being added to the site—bringing the total leasable area to 34,800 square meters—80 percent of the new space has already been leased before construction has even begun. In fact, the company recently announced that it had leased 13,700 square meters to an online grocery retailer. The spaces at SEGRO CityPark Frankfurt, which can be flexibly divided into various units, each consist of warehouse, service, and office space.
DB Fernverkehr will use the rented hall as an exhibition space for full-scale replicas of individual cars from long-distance trains, as well as a workshop space for activities such as customer surveys. In the train models, new passenger-related innovations in terms of function and design are tested and further developed. DB Regio will also use the rented warehouse for train models. This applies to the two models, IdeenzugRegio (a 1:1 scale model of a double-decker car) and IdeenzugCity (a 1:1 scale model of an S-Bahn power train). Both concept cars serve as a showcase for innovative, new interior designs and are intended to provide as realistic a picture as possible during guided tours, or to allow visitors to physically experience the concepts.
“We are very pleased that Deutsche Bahn will be using SEGRO CityPark Frankfurt as a test and demonstration site for its new innovations in local and long-distance rail travel. The key factors in securing this lease were the prestigious nature of our spaces and the flexibility that allows the leased areas to be used as exhibition, showroom, and presentation spaces,” says Janina Kaya, Senior Leasing Manager at SEGRO. SEGRO is developing SEGRO CityPark Frankfurt on a 14.5-hectare site that was used by the U.S. military until 2008. Right next to the site is a 2.5-hectare floodplain landscape that SEGRO restored in 2019 and handed over to the city of Frankfurt am Main. Birdhouses and insect hotels were also installed as part of this initiative to help nature.
With its modern design and construction in accordance with DGNB Gold certification, the business park blends seamlessly into its downtown-adjacent surroundings at Graugrafenstraße 24 in Frankfurt-Rödelheim. Several bus and commuter rail lines also provide good access. From the Frankfurt-Rödelheim interchange, the A 5 and A 66 highways can be reached quickly via the A 648.
The real estate brokerage firm IMMOLOX acted as an intermediary in the lease agreements with DB Regio and DB Fernverkehr.
